Lahti – A new future for an existing sit
Sometimes the most compelling opportunity is found in a place whose next chapter has yet to be written. In Lahti, FCDC recognized the potential to transform an existing site into a new data center project designed to meet international demand.

Background
The project began in 2023 with discussions and an indicative offer to the City of Lahti’s property company for a large existing industrial and warehouse property. Transforming the site into a data center required careful assessment of buildability, grid connections and potential demolition arrangements for the existing buildings.
FCDC’s role
FCDC advanced the project from initial discussions and an indicative offer to a preliminary real estate purchase agreement and completed transactions. At the same time, FCDC coordinated the key studies and partners required to move the project forward, secured the necessary grid connections and developed the site systematically for data center use. The constructive approach of the City of Lahti’s urban planning team and development company helped identify solutions for renewing the area, while collaboration with the local energy company was another important part of the overall project.
Outcome
Real estate development, energy infrastructure and a commercial perspective came together to create a credible investment opportunity. The Lahti project shows how determined development work can give an existing site an entirely new future.
